Virtual staging happens to the photos directly and no physical changes to your home are made.*
Pro: Your physical space will remain unchanged during the listing duration and potential cost savings
Con: During showings, your space will not be updated with the changes, so your property will show in as-is condition

*There may be some furniture you need to move and some decluttering that happens before the photos

Renovation
Virtual renovation also happens to the photos directly.
Pro: Your physical space will remain unchanged during the listing duration and potential cost savings
Con: You need to disclose that the property has been virtually renovated and "before" photos should be included

Physical staging happens directly to the property and any furniture and art work remains in/outside the home for the duration of the listing.*
Pro: Your physical space will remain as the photos suggest for the potential buyers
Con: You may need to put things into storage for the duration of the staging. and extra care is needed if you are staying in the space while the property is staged

Videography!
If you're not using high quality video in today's market, you're not showcasing your home at the highest level. On top of that, you're limiting the amount of people who see your home, which limits your buyer pool.
SHORT VIDEO
THE DRAW
The purpose of short video is to draw in buyers that would not otherwise have known about your property. It's also short and sweet for those quick social media views!

Comparative Market Analysis (CMA)
Determines market value. We, as Agents, determine listing and purchase price based on comparing similar homes that have sold in the same neighbourhood. We add/subtract amounts based on time of sale, lot size, footprint of home and other factors that buyers consider when purchasing a home.
