  1. Maple Ridge is situated only 45 km East of Vancouver. The time required to travel this distance will shorten as The Gateway Project that is currently well underway will make this area one of the most accessible in the entire Greater Vancouver area.

  2. Bridges. Maple Ridge was always difficult to access. The Golden Ears bridge that opened in June 2009 connecting the city to Langley, and the new Pitt River bridge has already had a significant positive impact on accessibility to the area.

  3. Other transportation improvements occurring around the Maple Ridge area include the expansion of the Port Mann bridge, and the widening of highway 1. These are scheduled to be completed by 2013, and will make it much easier to access the lower mainland. The Translink operated West Coast Express which connects Mission with downtown Vancouver also stops in Maple Ridge.

  4. Maple Ridge has a current population of 75,000, and is estimated to hit 94,000 by 2021. Together with Pitt Meadows (which has a population of 16,000), this area represents a significant population of over 90,000 residents. The average age of Maple Ridge is significantly younger than the Provincial average as well.

  5. The real estate is currently priced much lower here than other areas around the lower mainland due to the traditional difficult access to and from the city. Look for this to change over the next few years as the demand for residential and commercial property will begin to appreciate more rapidly than in the past.

  6. The city is forecasting 400 new businesses to relocate or start-up here over the next few years. This will dramatically increase the demand for commercial property, but will also draw residential demand as people will want to live near where they work.

  7. Two thirds of Maple Ridge residents commute to other communities currently. They generally work in Langley, Surrey, or even Vancouver. The anticipated growth in businesses moving to the area due to cheaper land should result in more jobs being available in Maple Ridge itself.

  8. Communication. This is the key in any business, but seems to frustrate owners of rental properties who contract Property Management services more than anything else.
