Our History

TC Developments was started in 1995, from a family business that has been proud to provide property development services to Victoria, Southern and Mid-Vancouver Island, and the Gulf Islands since 1972.

Each project undertaken by TC Developments' competent and reliable team, is supported by this wealth of experience and history, which allows us to deliver quality work that is consistently on time and within budget.

    Before you go any further, you should know that it will cost at least $10,000 to get a new home or major renovation project started. These are costs that must be paid out before the first nail is driven.

    How much does it cost per square foot to build a moderately finished new home?

    It will cost approximately $100 to $150 per square foot for finished ares, and approximiately $60.00 per square foot for unfinished areas.

    In addition to the square foot price, what other costs are there associated with building a new home?

    For a home of approximately 3,000 square feet, you should allow between $3,500 and $18,000 for design fees (depending on the company and degree of customization), and budget for the following services:

    • Engineering (structural) - approximately $1,800 to $3,000
    • Building Permits - approximately 2% of building costs
    • Refundable municipal damage deposits - up to $5,000
    • Interior Design (optional) - approximately $1,000 to $5,000
    • Survey Fees - approximately $1,500
    • Geotechnical Engineering - approximately $1,000 and up

    How long does it take to built a 3,000 square foot custom home?

    It will take approximately 6 months for construction; however, you should add an additional few months (2 to 4) for design and aquiring municipal permits. The islands' mild climates allow us to build year-round.

    How much does it cost per square foot to put on an addition or second story on a home?

    It will cost approximately $120 to $150 per square foot for construction costs. (NB - the number of bathrooms and kitchens can affect the cost per square foot).
